Update:
Well, most of the trash and funk has been pushed out the door. My wife and kids are doing quite a nice job cleaning. After the cleaning, the real work is going to start, but it is getting better.

Update:
Well, I went in the house. Trash everywhere, but the dog is gone. They left the back door open, so they probably just let the dog run away. It also smells like a combination of a sewer and a barn. I sprayed roundup on all the weeds and the grass that was 3 feet tall is now down. So things are an bit better.
Lots of work ahead of me, but nothing more than expected. Hopefully, I can start making headway and make some progress.

They did not even clean up any of the trash. Amazing how destructive these animals truly are. The little graffiti artist really did a number on the woodwork. Luckily, I like to paint.

I still can’t legally enter, but they left the dog again. It is amazing that these goofballs can do what they want without much ramifications. The SPCA says they can be charged with abandonment. I happen to think they need to be treated the same way they treated that animal. We will see how it goes. I have to get the marshal to remove what is left. So, it will be another miserable day tomorrow. Wish me luck.

From these lows and pretty disgusting pictures the only way to go from here is up. It’s almost over and before you know it a clean up will make things look so much better and at least you said you like to paint. It is relaxing. That home will be good as new.
Thanks for the encouragement. I am currently hanging out with my brother and just talking about everything. We were talking about Dividend Mantra and his recent performance- Great stuff! Now we are on Amelia Earhart. Sometimes it is good to do things like this. I plan to start making progress soon, but I still want to make sure they do not come back. Thanks for stopping by.
Be careful, when I took over my rental. The ex-tenants took the washer, dryer, refrigerator, and any other appliance with them. When it’s was supposed to come with the property. That delayed closing for a few days, causing me to lose hundred of dollars in penalty.
The stove is gone. They supplied the frig. It is a mess, but it is getting better.
They cooked wax in the stove, so I had to replace the stove too. It was a terrible mess that I had to take care within a short amount of time to get it rolling. Can you do anything about this? change the lock or anything at this point? 72-hour eviction after the court order?
I have not. Hanged the locks yet. I have so much work to do. I also have a full time job that takes most of my time. So, My wife and kids have been doing the cleaning. Looking better, but still a mess.
They are gone, but until the house is redone, they are still there in spirit.
Sorry to hear about your tenant woes, but it happens often around here ever since the Hurricane Katrina. A different class of people made their way into our city and never left. So, they seem to be here to stay. Good luck with your rentals– I sure could use a little luck in that area myself.

Woh! My wife and I thought about renting for a while, but every time I see pictures like these I get scared!! It’s totally insane that owners don’t have more rights in such cases. Like other said though, it only can get better now!

Thanks for the support. My days are very busy now. Luckily my wife and kids are tackling a good bit of the problems with me. Yes it should get better from here. It took me about 4 days to get the yard about 80%. Now it looks a whole lot better. Next, I am fixing the fence and the gates. They kicked every other board out of the fence and broke them all over the yard. Plus, both gates are smashed, so they need to be rebuilt. Basically, a complete rehash is in order. I just need to tackle the things to make the neighborhood look better first. Thanks again.

The look on the judge was just priceless. He did not know how to answer her, but told her that she had to go.
