A Little Progress

Temporary dishwasher as a placeholder. However, cabinets are in and waiting for a counterparts to be applied. I am basically happy with how they turned out. Lots more to do, but a lot has definitely been accomplished. The end of the year is appoaching fast, and I thought I was going to be a little further along. I guess I did not anticipate just how screwed up this house really was. Well, I know now, and I just have to keep pushing forward.

On the investment side of things, I picked up a few more shares of T yesterday with my dividends. Hopefully, I will have time to update my holdings and dividend income soon. Also, I have been seeing a lot of chatter about GE. Maybe the tide is actually turning. We shall see.

Starting to shape up. This was the last thing I did today to go along with moving almost 100 yards of clay and dirt throughout the yards. Very productive overall.

Just got finished texturing the kitchen ceiling and walls at 4:30 AM. Really starting to feel like a home again. Hopefully, it will be painted tomorrow and the cabinets can start to be put together. At least I went to pick the cabinets up last week. So, we will see how it goes.

Just finished texturing the water heater closet and the area by the front door. Also, finished skimming the kitchen. Decided to call it at 2:30 in the morning because everything else to do made way too much noise. Hopefully, the texture will be on tomorrow and the kitchen will be on its way in a few days. I want to get the cabinets tomorrow.

All the rock is in the kitchen and I just finished taping all the joints. Laundry room is done except for flooring and trim paint. I can’t wait to get finished this house!!

Almost a laundry room!

Just paint, a little trim and a sink. I mixed paint in the texture and it is almost color for color compared to the final finish.

The hallway is almost done except the sconce, thermostat, and door bell.

Still so much to do, but giving it a shot.

Just as started on the kitchen and water heat/ac closet. That is when the real. hanged will show themselves.

The first ceiling textured and painted with lights and register installed.

Same room with walls textured. Going to paint all three rooms tonight. I cannot wait to get them done. I cannot actually explain just how crazy it was to walk in and see the walls painted purple in my house. I just wanted to kick the living heck out of the tenants. However, I just ignored it, and now I am finally getting rid of them completely. Wish me luck.

Update: October 15, 2015

The kitchen floor, along with the laundry room, is completely level. My brother has been extremely important to the progress that has been made in the past few weeks. I am greatful for all his help. Lots of work to do, but a lot has been done. It sure feels good to move forward.

By the way, it sure does not hurt to see GE finally join the party. However, I am just going to enjoy each day and see what the future brings.

Laundry room floor completely leveled and sheetrock going up. Just hung 3 sheets at 11PM. Feels real good. Now, I am off to skim the bedrooms. All 3 bedrooms are taped and floated. Just a little skimming left to finish up. I can’t wait to get the texture and the paint on the bedrooms and see a little progress from here. Take care

All the tile and the tub is out of the house. Lots of progress considering I can only work in between my normal job. The basic mule labor is over, and most of it is just time consuming now. It is amazing how heavy all those tiles were. Hopefully, a little progress will be made over the next few days.

Well, it is going to be a total rebuild. After I looked at everything, it became apparent that I would need to gut the baths, kitchen and a good portion of the rest of the house. I have removed the kitchen and now am 95% done with the bathrooms. It is lots of work, but it needs to be done. All the plumbing has been changed under house, and all that is left is connection to tubs and shower.

I am a lot further along than this picture shows, but it is the latest I have in my phone. Not much time left after regular job and rental repairs to do much of anything else, and this is the first night I am not completely worn out after the day of work.

Although the bathrooms looked ok after the leveling, they we not up to par as far as being usable for prospective tenants. I plan on getting the house in as good of a condition as it can be by December, and then see how it goes at generating some income from there. The repairs had to be done, although I really did not expect the scope that they would involve. I kind of thought it would be a lick and a promise and then have it back on the market.

That was not to be, so a few more months it is. It has been really difficult to keep up with this blog with all this going on, however, my reinvestments have been going as usual. That is the beauty of dividends and stocks that pay regularly. The best part is that you do not have to be on them everyday, and yet, they continue to do what they do best-pay stockholders.

Hopefully, things start to pan out as the summer is slowly closing out. My normal job is getting a little easier, and I am hoping to start putting in many nights at the rental in the next few weeks.

This weekend, my daughter will be training with 3 Olympic athletes and 1 Olympic coach. She should learn more than her fair share from them. It is a once in a lifetime chance, and we are very excited for her. Also, it is football season, and my son is playing on his school team, as well as the team going to Gatlinburg this year. That alone is more than enough to keep us busy. Now, we have 2 kids that are at different activities at the same time, so I have to do a lot of driving to practices lately.

Anyhow, I hope to soon update my dividend income and holdings. A few changes have occurred mostly because of reinvestment, but basically, it has been business as usual.

    That is progress but boy that sure looks like a lot of work. While real estate is not my bag I do miss your dividend income and holdings updates. Always nice to see where others are putting their cash to work. Have a great weekend.

    • Thanks for stopping by. It is a lot of work because I am actually doing it all. I have always done my own construction with my dad, but since he passed away 3 years ago, I have been slacking. I had the house leveled and that will be the last time I let someone else do anything for me. Lots of wasted money and the job is terrible. I should have just done the job with my brother and it would have been fine. Maybe not as quick, but the end product would have been fabulous and the destruction to other parts of the house would not have occurred. I have learned my lesson, and I hope that I will be done by December. Then, I will be on to the other rental and maybe have a bit of free time to update and post more often.

    Congrats with your daughter getting train and training with the best. I love watching the Olympic, maybe she’ll make it there someday. Is Rio, Brazil on her radar?

    • 2024? Lots of training until then, but that is how it goes. All things have to come together for it to happen. However, nothing ventured- nothing gained.

    • It sure has been a ton of work. I have been working 18-20 hours a day lately. I have been doing everything by myself, so it takes quite a while. It is coming along, but I am tired-although I aam excited to get things moving in the right direction. I can’t wait to have some nive pictures of the finished product. Soon enough, it will be done.
